You have your house site, what next?
All our log homes require planning permission. We can supply architectural drawings for a planning application for one of our standard designs for £1000 + vat, or from £1500 + vat for a bespoke design. The cost of plans is refundable against the purchase of a log home.
How much do the log home kits cost?
Approximately £550 per square metre of floor space for our Finnish log houses depending on specification. Our log home kits offer the best value for money available. If you see a cheaper log house for sale of the same floor area, check the following:
Log thickness; our log home kits normally have logs 95mm or thicker (don't be misled by wall thickness rather than log thickness dimensions). The inside of the external log walls are framed vertically at 600 mm centres. Kingspan or similar is then fitted between the framing. Log profile boards to cover. In a log house with 95mm logs and 100mm Kingspan insulation, this would give a total wall thickness of 213mm.
Is it just the main room that has floorboards and the rest of the rooms have chipboard floors?
Are all the interior walls solid log (excellent sound insulation) or just the main room and the rest plasterboard, often priced separately?

Delivery cost
It's not possible to give an accurate price without knowing the delivery address. An estimate would be £4000 for a 100 square metre house.
How much do they cost to build?
As a very rough "Rule of thumb" a fully built and fitted out log cabin should cost approximately twice the basic materials cost, ie if the kit cost is £50,000, then labour and materials to build it should be another £50,000. This estimate does not include the cost of land and services.
Why Logs?
Wood is the only carbon neutral construction material. Strength for strength timber uses 5 times less energy to produce than concrete and 6 times less than steel. Every cubic metre of wood used in construction saves 0.8 tonne of CO2 from the atmosphere. Every log house built saves an average of 4 tonnes of CO2.

Are they expensive to heat?
A well designed and well built Mountain Lodge Home is solid and tight. Industrially and precisely manufactured logs with exact joints prevent uncontrolled ventilation through the structure. The insulation and thermal mass qualities of solid wood naturally maintain the desired temperature level in all conditions, making it very energy efficient.
Will we need planning permission for your buildings?
Normally you will require full planning permission.

Are your buildings mass produced?
All our building are manufactured to order, allowing you to incorporate your own ideas.
When will we receive our log home after we have ordered it?
Timescale: Once you have received planning permission and a building warrant we can order your log home kit. Manufacture usually takes six weeks, and delivery normally takes a week to ten days.
Do you sell land?
No, our buildings are aimed at people who already have land on which to build.
What weather cover can be put on your buildings?
In conjunction with your local planning officer, our buildings will support almost anything. Felt, cement tiles, slates, steel sheeting etc.
How is your timber dried?
All timber is kiln dried
Can you supply a team to erect the building?
A local contractor will be more economical for you than sending a team from elsewhere. They will have the carpentry skills necessary to build your log home. Every log is numbered and pre-cut to simplify assembly, meaning DIY builders should also be capable of building a log cabin themselves. We are available to advise you during your construction period if you require it.
How difficult are they to insure?
Not difficult. Costs would appear to be the same as for a house of "standard construction"
Are they mortgagable?
The Ecology Building Society provide mortgages on timber homes. It has to be an applicants main residence, have full residential planning and not planning for a mobile home.
Lifespan?
A log home can last for generations if correctly maintained.
Resale value?
Log homes retain their value just as well as other types of homes

All our log homes require planning permission. We can supply architectural drawings for a planning application from £495 + vat, refundable against the purchase of your log home.
Planning can often be a major obstacle. Determination and persistence are required at this stage.
Before spending money on drawings, it would be a good idea to approach your local planning officer with a printout from our website of a design you are interested in. They will be able to offer helpful advice about the viability of your application.
If the situation seems hopeless it may be worth considering employing the services of a planning consultant. These are often ex-planning officials or ex-planning committee councillors who know the system inside out and can often get access to decision makers that are not available to your average self builder. Their services are not cheap, but if they can get planning permission for a piece of land that otherwise would have been worthless, then worth every penny.
You now have a site with planning permission.
Success! Time to order your log house. A 20% deposit is payable at this stage, preferably by bank transfer as cheques can take ten days to clear. This will guarantee the price for six months which should be enough time to get a building warrant and engineers certificate and to get the foundations built. Architectural drawings for a building warrant application, SAP rating and structural engineers certificate are all included in the price of your log house.
You now have a site with planning permission, building warrant, SER and SAP
The balance is now payable and we can start munufacturing the house which will be delivered to your site in approximately seven week's time.
